What is an SMSF accountant?

An SMSF accountant manages your self-managed super fund’s compliance, financial statements and tax reporting, and acts as your fund’s Tax Agent for ATO obligations. At Wardle Partners Accountants & Advisors, this includes:

  • Setting up your SMSF on your instructions
  • Preparing annual financial statements and tax returns
  • Coordinating your independent SMSF audit
  • Managing GST reporting where applicable, for example, if your SMSF holds a commercial property registered for GST
  • Guiding your pension phase transition, including Transfer Balance Account reporting and annual minimum/maximum withdrawal requirements
  • Preparing Centrelink reports on your SMSF member balances, if you also receive a Government pension
  • Working alongside your lawyer on your SMSF’s estate planning documentation

What an SMSF Accountant cannot do

Since 1 July 2016, accountants must hold an Australian Financial Services (AFS) licence to advise on acquiring or disposing of an interest in an SMSF. Wardle Partners Accountants & Advisors does not hold an AFS licence, that’s typically held by a Financial Planner. This means we cannot:

  • Recommend the setup or winding up of an SMSF. If you instruct us to do so, we can set one up on your behalf.
  • Advise clients to make particular investments through their SMSF. We can explain the general investment rules and diversification requirements that apply to your fund.
  • Suggest a particular loan or lender for an SMSF property purchase, or assist you to apply. We can explain what’s required for your SMSF to follow the borrowing rules.
  • Recommend a client establish a margin lending facility within an SMSF.
  • Recommend a particular level of contributions. We can advise on your eligibility and the tax implications of contributing to super.
  • Recommend moving from accumulation to pension phase. We can advise on the tax benefits of doing so, for example, being able to withdraw benefits tax-free after a certain age.
How long does it take to set up a SMSF?

Once we receive your instructions (or your Financial Planner’s), we typically have the SMSF set up and the company trustee registered within 24 hours and register the fund with the ATO immediately. In most cases the ATO issues the SMSF’s complying fund status and ABN straight away, though processing times can vary.

From there, you’ll set up a bank account using the kit we provide, then arrange for your existing super to be rolled over and deposited into your SMSF account. Timeframes for your current fund to release those funds vary by provider.

Can an SMSF borrow to buy property?

From 10 August 2026, SMSFs can no longer enter a new Limited Recourse Borrowing Arrangement (LRBA) to buy residential property, under the Treasury Laws Amendment (Tax Reform No. 1) Act 2026. SMSFs can still borrow to acquire business real property such as commercial offices or industrial sheds – a common strategy for business owners whose SMSF owns the premises they operate from.

The following arrangements aren’t affected:

  • Existing borrowings entered into before 10 August 2026
  • Refinancing of those existing borrowings
  • Binding contracts to acquire residential property exchanged before 10 August 2026, even if settlement or borrowing happens after that date
